01We are an intermediary, not the property

Baku Stays lists accommodation in Baku and passes your request to the property. The contract for your stay is between you and that property. We are not the owner, operator or agent of any property listed here, and we do not control their availability, pricing or house rules.

02A request is not a confirmed booking

Submitting the form creates a REQUEST. Your stay is not confirmed, and no room is held, until the property replies to you by email and confirms it. A reference number confirms only that we received your request.

If the property cannot accept your dates, we will tell you and help you find an alternative. Nothing is owed by either side for a request that is not accepted.

03No payment is taken on this site

There is no payment form on Baku Stays and we never ask for card details. Payment is arranged directly with the property on the terms they set out in their reply. Anyone contacting you claiming to collect payment on our behalf is not us — please report it to the address on our contact page.

04Prices and estimates

Rates are shown per night in Azerbaijani manat (₼) and include a 6% service fee, shown separately before you submit. The total displayed is an ESTIMATE. Seasonal rates, longer-stay discounts, city tax and any extra-guest charges are confirmed by the property.

Amounts shown in other currencies are indicative only, use a fixed illustrative rate, and are never used to calculate what you owe.

05Cancellation

Each listing shows the cancellation terms that the property applies once a booking is confirmed. Before confirmation there is nothing to cancel: reply to your confirmation email quoting your reference and the request is withdrawn.

06Using this site

Please do not submit requests you do not intend to honour, use false contact details, or attempt to scrape, overload or probe the site. We apply rate limits and automated abuse checks, and we may decline requests that trip them.

07Accuracy of listings

We take reasonable care with listing information, but details change. Where a listing set is illustrative rather than live inventory, we say so plainly on the listing and on our about page. Photography may be representative stock imagery rather than the property itself, and is labelled as such where that is the case.

08Liability

Nothing in these terms limits liability that cannot lawfully be limited. Subject to that, Baku Stays is not liable for the acts or omissions of a property, for a stay that does not meet your expectations, or for indirect or consequential loss arising from use of this site.

09Changes to these terms

These terms are versioned. When they change materially, the version below changes and anyone submitting a request afterwards is asked to accept the new version. The exact wording you accepted is recorded against your booking at the time you accept it.

10Governing law

These terms are governed by the laws of the Republic of Azerbaijan, and the courts of Baku have exclusive jurisdiction over any dispute arising from them.
